S.A.G.E. Designs NW Architecture Studio / Swensen Say Faget
S.A.G.E. Designs NW believes that Seattle could be a more densely packed city in terms of available housing stock. We feel that backyard dwellings are an optimal solution. SDNW enjoys the Detached Accessory Dwelling Unit (DADU) challenge - whether they are made of sticks or steel.
Molly's Pocket Mansion is a wonderful DADU in West Seattle. At just under 800sf it is a great layout for one person or for a couple. One of the owner's priorities was natural light. This house is filled with great light - featuring a clerestory window and many well placed light fixtures.
Sun Path Electric
Charming ultra energy efficient cottage on Gatewood hill overlooking the sound. Solar, tankless hot water heater, extensive insulation, reclaimed wood, urban garden. Home uses no electricity and is livable and charming. Backyard permaculture garden in the works. PRDG Architecture + Design
Green construction standards and use of sustainable materials were implemented. The PRDG Architecture + Design approach included: minimal site disturbance with a small footprint created green space that was enhanced with lush landscaping and a rain garden; strategically placed fenestration in all rooms capture the views, daylight and eliminate the use of artificial lighting during the day: an energy efficient building envelope, appliances, fixtures and solar array infrastructure were integrated into the construction.
Velocipede Architects / Sunde Builders
Designed by Velocipede architects and constructed by Sunde Builders this modern net-zero-energy home includes a Detached Accessory Dwelling Unit with an interior spiral staircase. Toilets are wall hung for easy cleaning and a plumbing manifold provides hot water promptly. PV solar panels on the SIPs roof generate electricity and energy usage is tracked on the owners’ phones using eGauge.
LIHI.org (Low Income Housing Institute) tour site sponsored by King County Green Tools
The Georgetown Tiny House Village is the largest of seven homeless encampments sanctioned by the City of Seattle. It provides crucially needed shelter and services to families and individuals currently living on the streets. The site features 37 tiny houses, counseling offices, a kitchen tent, and two dorm shelters for emergency overflow shelter.
Cascade Built / NK Architects
Pax Futura will be Seattle’s first Passive House-certified apartments, designed to consume up to 90% less energy than standard buildings. This pioneer project will be Built Smart featuring, high performance HVAC, specialty windows, natural bio-retention planters to manage storm water and solar water heating, among other green features.

Living Shelter Architects / Entero Design / Old Town Builders
Our inspiration throughout this remodel was the client. She has owned the home for 25 years, but as her life circumstances changed over time, her home did not support her current and future needs. Rather than putting the home on the market, she had a strong desire to reimagine and rejuvenate the home to fit her needs and reflect her personality. Our design focused on enhancing connections to the outdoors by increasing day lighting throughout the home, opening up the ceiling, installing new energy efficient windows and doors, integrating Aging-in-Place strategies, and incorporating locally-sourced sustainable finishes and materials throughout that bring elements of nature into every aspect of her home.
Velocipede Architects / Sunshine Construction
This water front home with lake views and covered decks off every major room is targeting Passive House certification. The project team led by Velocipede architects applied best practices for energy efficiency, including superinsulation, extreme air tightness, triple glazed windows, radiant floor heating, heat pump mechanical systems, and a Heat Recovery Ventilator.
Blycker-Jongejan Net Positive Energy Home
Learn how to reduce your family’s carbon footprint to zero. This super energy efficient Passive House not only produces all of its own energy, but also provides enough extra electricity for two electric cars traveling 20,000 miles/year. To sweeten the deal, the PV system pays for itself in three years. No electricity, natural gas or gasoline bills for the rest of time, all while saving the planet!

Model Remodel / Cast Architecture
A dated 1900s cottage, reborn as a light-filled, contemporary home with an open-concept kitchen. Designed by CAST Architecture, and built by Model Remodel, its high-performance envelope, systems and fixtures led to a Built Green 3-Star certification. Come see its massive kitchen island, unique master suite, and basement-level guest space in Wallingford.
Ming Architecture & Design / Pathway Design & Construction / Mighty Energy Solutions
Three generations living under one roof and a tight budget meant a full family affair. Come see how ming | architecture and design and Pathway Design & Construction helped the owners of this duplex achieve a fun and light-filled addition to meet their growing needs, with efficient radiant heat supplied by Mighty Energy Solutions.
Bogman Design & Construction
A multi stage project; basement remodel, an enclosed front porch, and a second story addition. Adrian Popescu of Bogman Company Design & Build, approached these projects to include hyper energy-efficient solutions, emphasizing healthy & re-purposed materials for a home-sweet-home, bucolic, tranquil atmosphere.
Mighty Energy Solutions / Red Cottage Studios
Designed by Red Cottage Studios, the Cottage in the Garden is “koselig”; warm and welcoming as an expression of the owner’s Norwegian roots and features radiant heat supplied by Mighty Energy Solutions. Less than 500 square feet, the cottage includes a separate pottery studio which can be converted to a future bedroom. The rental apartment and studio each have a private garden patio.
Abode Builders / 475 High Performance Building Supply
Designed and built by Abode Builders, the Net Zero Abode is a backyard cottage/DADU located in Ballard. This project is under construction and will provide a unique opportunity to see what goes into building a Net Zero home. This is Abode Builders 4th year on the tour and we look forward to sharing our latest project with you.
Thinking Dynamics /A&R Solar
Edmonds home demonstrates what can be done with an urban corner lot. The property features: • solar panels, • battery back-up system, • 3,180 gallons of above-ground rain-water tanks, cleverly hidden around out-buildings and bamboo landscaping, • urban farming gardens, • storm water infiltration, and • a waterfall/pond to generate a sound oasis.
View Ridge RainWise, Permaculture and Passive Solar Home
Come and learn about the RainWise rebate program for rain gardens and cisterns and how those landscape features offer multiple benefits to homeowners. At this site, rainwater is captured and used to grow foods and ornamental plants.
Lastingnest Design Build Contractors
Lastingnest designed and built this new home with energy and materials efficiencies in mind. Super insulation and air-sealing, mini-split heat pump for heat on the main floors, a Sanden CO2 heat pump to supply hot water for domestic use and to heat the basement through a radiant system. The old home from the site is evident throughout the new structure - the roofs above the porches are made from the old floor system joists, the handrails are milled from 2x4s from the old house, and all the trim was milled from the CVG Fir flooring.
Pathway Design & Construction / Live Work Play Architects
The don’t-miss feature in this Pathway Design & Construction / Live-Work-Play (Architect, Designer) remodel is the wrap-around kitchen counter & cabinet, which actually wraps into the dining room and extends the kitchen. Be sure to see the catch-all computer nook between the brand-new bath and kitchen while wandering on the salvaged fir floors.
Living Shelter Architects / Mighty House Construction
This innovative, Built Green 5-star (pending) DADU significantly expanded living space, without tackling the structural challenges of increasing the existing home. Living Shelter Design Architects and Mighty House Construction collaborated on this project to include super energy-efficient building solutions; emphasizing healthy finishes for superb indoor air quality.
